    Your HOA dues pay for the care and maintenance of our common areas, like mowing and landscaping, handyman and repair work as needed, attorney and associated fees, insurance, and other community management fees.

    In addition to the Woodland Pond Swim and Racquet Club offerings which include swimming, tennis, racquetball, and volleyball, there are a number of other activities available to homeowners in our neighborhood.   • chevron_rightWhen do I have to submit an Exterior Alteration Application form for my property?
    All homeowners in Woodland Pond are subject to the Association's Declaration of Covenants, Conditions, and Restrictions, and the By-Laws to include their respective Architectural Standards. Each Association has provided information on governing documentation on the website. For ease of reference, the Architectural Standards and Exterior Alteration forms for each Association can be accessed through the ARC Standards tab on the Woodland Pond Website: www.woodlandpond.org
     
    It is important that all of our homeowners adhere to these standards in order to help protect and preserve home values here in Woodland Pond. Your cooperation and compliance will be appreciated by all. If you have any questions, contact your Woodland Pond BOD members. 
  • chevron_rightHow long does it take to get an Exterior Alteration Application approved?
    Your volunteer board members and the Architectural Compliance Committee members work as quickly as possible to review and approve all requests. Many requests can be approved within 1-2 weeks. Some requests may take longer and homeowners should submit requests 30-days prior to any planned projects to give adequate time to review your request.   • chevron_rightWhat can I do about a problem at my neighbor’s house?
    It is the intent of the Architectural Compliance Committee (“ACC”) and the Woodland Pond Homeowners Association, Inc. (“Association”) to enforce the provisions of the Woodland Pond Architectural Standards for the benefit and protection of all owners in Woodland Pond. Since there are times when violations of our policies happen, the ACC has provided a process for reporting these issues.  
     
    Examples of violations might include roaming pets, lawn maintenance issues, parking problems, or items being stored improperly in view. Before documenting a complaint, we highly encourage a discussion with your neighbor in an attempt to rectify the problem. In the event you need to document a complaint click here to access the Violation Complaint form. After receiving the complaint form, the Architectural Compliance Committee (“ACC”) will either review the complaint on their next inspection or ask board members to verify the problem before sending a letter to the homeowner.  
  • chevron_rightWhy did I receive a violation letter from the Woodland Pond Architectural Compliance Committee (ACC)?
    The Woodland Pond ACC perform periodic drive-through inspections in our community. Any maintenance issues that need attention are noted and a letter may be sent to the homeowner informing them of the problem(s).  It is up to each homeowner to quickly correct the problem or contact the ACC with an approximate date when the problem will be corrected (for example, your lawn needs to be cut and you intend to rectify the problem within a week).  All homeowners are encouraged to maintain their property in Woodland Pond, which enhances the overall property value of individual homes and the community in general. 
  • chevron_rightWhat do I do if my mailbox needs to be repaired or replaced?
    Please note, mailbox repair and replacement is a homeowner responsibility! Our mailbox posts are custom designed and not readily available at hardware stores.

    Pursuant to Section 9 of the Architectural Review Standards: All mailboxes, temporary or permanent, shall be of the design and type listed below.  
    • 9.1 Only the standard approved mailbox i.e. (PostMaster 11.7-in x 15-in Metal Black Post Mount Mailbox), mailbox post, and lettering shall be allowed.  
    • 9.2 All mailboxes are required to meet the USPS mailbox guidelines on height and distance from the curb.  
    • 9.3 The approved color for mailbox post paint is Benjamin Moore, vinyl acrylic, latex stain, Seagull Grey #08972.
    • 9.4 Plantings or any decorative object cannot impede the home identification number or delivery of mail.
