Sept. 21, 2009

A regular meeting of the Board of Directors of Woodland Pond HOA is being held on 9/21/09.  The meeting is being held at WP Swim and Racquet Club..

Call to Order:            President Edd Burleson called the meeting to order at 7:35 pm.

Present:          The following Board members were present: Edd Burleson, Ray Walsh, Doug Steinberg, Tim Dineen

___________________________________________________________

Approval of Minutes:Edd Burleson moved to approve the 7/20/09

Board meeting minutes.  Seconded by Doug Steinberg.  Motion passed.

Treasurer’s Report:  Edd Burleson moved to approve the Treasurer’s Report;

seconded by Tim Dineen. Motion passed

Unfinished Business: Tim Dineen noted that the minutes of May 11, 2009 need to be amended to show that a motion by Ray Walsh to be added to the Architectural Review Committee was seconded by Tim Dineen.  The motion passed.  (This motion was inadvertently dropped in the final draft of the May minutes).  Edd Burleson proposed to
accept the motion to amend the May minutes.  Tim Dineen seconded the motion.   The motion passed.

Ray Walsh notes that there are some dead trees which pose a potential hazard to motorists along the entrance way at the Beach Road entrance.  He proposes that we seek bids to remove them.  Tim Dineen seconded.  Motion passed.

Several issues which have repeatedly come up were discussed.  These issues ranged from finances through property management.  It was felt that the Board would like more input from homeowners concerning these important issues.  With that in mind, Ray proposed that an agenda be sent to homeowners along with the proxy forms.  This agenda would be for the annual meeting in November. Doug Steinberg seconded.  Motion passed.

New Business:  Janine Benizio has offered to defray some of the cost of mailing out the newsletter.  She has in the past absorbed a portion of the cost of the mailings.  In return she would like to be able to place a small picture in an ad in the newsletter.  This would lead to savings of almost 50%  of the cost of a mailing. It was also noted that anyone is free to pay to have an ad put in the newsletter.  After careful consideration and discussion Edd Burleson moved to accept the offer.  Ray Walsh seconded this motion.  The motion passed.

Ray Walsh alerted the Board to a caution from the Association’s insurance broker.  A national rating agency  named ISO apparently downrated Woodland Pond with respect to the risk of fire.  This is puzzling because there have not been any changes in resources available to deal with fires as far as we know.  In view of this the Board members are concerned that this could possibly lead to an increase in homeowner insurance rates, and suggests homeowners scrutinize their policy renewals and question them if they see any increases in connection with fire coverage.

Cleanup at the little park next to the playground is November 21, 2009 at 9:00 A.M.  Meet at the park.

Annual Meeting:  To take place November 16, 2009 at 7:30 P.M.

Next Board Meeting:            The annual meeting of the Woodland Pond Association,

Inc. will take place on 11/16/09 at
